Private Residence Clubs are Fractional Ownership's top of the range offering, providing outstanding value and convenience to their owners. Located at premier resort destinations, on prime sites, Private Residence Clubs feature exceptional architecture and interior design, and provide the highest levels of facilities and service. A standard is met which compares favorably with virtually any elite resort accommodation anywhere in the world. A Private Residence Club provides security of ownership, ease and flexibility of use and a guaranteed luxury experience.

Initially, the concept evolved as a way to combine the benefits of owning a vacation home with the facilities and services offered by world-class five-star hotels. It also makes sound economic sense, as recent research concludes, that the majority of second home owners use their property for less than four weeks a year. The Private Residence Club offers an appealing and hassle-free way to enjoy vacation time.

The Mountain Club at Cashiers is legally fractional ownership; however we are designated as a Private Residence Club. The term Private Residence Club connotes the higher level of quality and service. In most cases, a Private Residence Club offers pre- and post-arrival concierge services. These services cover an array of activities from arranging tee times and other outside activities and excursions, to making dinner reservations. Year-round storage is offered for owner’s to leave personal possessions on property and placed in their residence prior to arrival.

The Mountain Club at Cashiers is a Private Residence Club with 22 of the planned 39 homes completed. Mountain Club is a member-owned enclave of rustic, yet elegant homes ideally located next to the prestigious Sapphire Valley Resort. In addition to owning a spacious three-bedroom Mountain Club home, owners enjoy a beautifully detailed and appointed clubhouse featuring a private reception lobby, owners’ lounge, swimming pool, outdoor-jetted spa, fitness center with sauna and steam rooms, concierge, housekeeping services, and long-term clothing/equipment storage. Additionally, owners enjoy Sapphire Valley Resort amenities.

Each Owner will receive a general warranty deed to a fraction of a Mountain Club residence and to an undivided interest in the Mountain Club common areas at closing. Owners will also receive a title insurance policy issued by a nationally recognized title insurance company.

An owner-elected board of directors will control the affairs of the Mountain Club at Cashiers including the establishment of the annual operating budget.

Yes. Owners may invite guests on an accompanied or unaccompanied basis.

No. All Owners have equal access to all of the residences in their residence type each year.

As an Owner at The Mountain Club at Cashiers, you can enjoy all of the benefits of owning a beautifully appointed residence with impeccable service and amenities without worrying about maintenance and upkeep.

Yes. Like any other form of real estate, the owner’s undivided, deeded interest can be sold or transferred by the owner or sold by a licensed real estate agent, subject to the Club Declarations and Bylaws and state real estate laws.

Yes. Ownership can be held as any other form of real estate.

Yes. A corporation, partnership or LLC can own an Ownership. The legal entity that owns the Ownership identifies annually one person to be the Designated Owner with all the rights and privileges of Ownership.

  • Provides for the ownership and use of a luxury residence while significantly reducing the financial burden of whole ownership through the shared ownership of the residence.
  • Provides owners with generous and flexible vacation use for themselves and their guests.
  • Provides the high levels of guest services while removing the worries and hassles typically associated with vacation home ownership.
  • Provide owners with a valuable real estate asset that can be resold.

Annual dues to the Mountain Club Property Owners Association pay all expenses normally associated with second home ownership. This includes all utilities, home maintenance and repairs, lawn and grounds maintenance, clubhouse staffing and expenses, property taxes and insurance (property and liability). It also includes reserves to cover all short-term and long-term refurbishment and replacement for the homes and clubhouse.

Mountain Club has been designed to provide more convenience, services and amenities than typically found in an equally luxurious vacation home; provide owners with generous and flexible vacation use; remove the worries typically associated with vacation-home ownership; and significantly reduce the financial burden through shared ownership.

Fully Deeded Real Estate
Each owner receives a general warranty undivided 1/6th or 1/12th deeded interest in a Mountain Club home. Deeded ownership provides the utmost flexibility and security. Ownership at the Mountain Club is a real estate asset, with the opportunity to create fond family memories and you can will to your heirs or whomever you choose. An ownership interest can be mortgaged or resold just like any other luxury vacation home. Each owner will also receive a title insurance policy issued by Title Company of North Carolina.

Abundant and Flexible Usage
Owners, their immediate family, and designated guests can stay as often as they wish, subject the Mountain Club’s Reservation Policy and Procedures. Owners have the flexibility of reserving a house well in advance or as a last-minute getaway vacation. Along with significant additional Space-Available and Short-Notice Vacation opportunities, subject to the Reservation Policies and Procedures. Owners can also reserve more than one House at a time. With access to all the houses in their membership category, Owners are provided with abundant and flexible use options.

You cannot purchase a comparable Mountain Club at Cashiers house fully furnished for less than $1,000,000. Ownership offers virtually all the benefits of a whole ownership vacation house for a fraction of the price and virtually none of the hassles. Each house provides approximately 2,400 square feet of indoor living space along with outdoor living space with an outdoor gas grill, screened porch and two open decks. The three bedrooms, three-and-a-half bathrooms, and dual family rooms are furnished in mountain luxury style that has gained critical acclaim for the Mountain Club. A full kitchen includes top of the line appliances, granite countertops, two stainless steel sinks and hardwood floors.

Yes! Because owners are not restricted to a particular home, they can reserve more than one home at a given time. It is possible that an Owner could simultaneously reserve multiple Mountain Club homes for the same days according to reservation policies.

Mountain Club owners will experience the convenience and energy of living in the Highlands-Cashiers plateau without the normal home-ownership issues. There will be no anxiety about ongoing maintenance, storm protection, leasing, or bill paying. Further, your vacation will not be encumbered with the time normally spent cleaning the house and making reservations for tee times, theatre, and restaurants…all of that will be handled for you before you arrive or during your stay.
